Tenants will be professionally referenced via Rentguard and rent affordability criteria requires applicants must earn a minimum household income of £32,750 gross per annum (either jointly or single incomes).

Due to changes in government legislation 01/06/2019 a holding fee equal to 1 weeks rent will be taken on reservation of the property to allow referencing to take place and to reserve the property from other viewings taking place.

This holding fee is refunded upon satisfactory references being obtained and the tenant entering into a tenancy agreement or the landlord deciding not to proceed.
In cases of the reference information by tenants being provided as false or misleading and/or failing a right to rent check thus being declined by Rentguard and/or information received reasonably affecting the tenants suitability, and/or tenant(s) decide not enter into the agreement within 15 days (or more by mutual consent) this can be retained by Butlers/Landlord

A full list of reasonable allowable tenancy agreement fees which may rarely occur (lost keys by tenants, late rental payments etc) will be provided to prospective tenants prior to reference procedure commencement, and form part of the tenancy agreement.
